Deposits
A 50% deposit plus taxes and fees are required within 10 days of making your reservation.
NOTE: If you book online, your deposit is taken by our office shortly thereafter. During the weekends, this may be the next business day.
If a reservation is more than 60 days prior to arrival:
- The deposit can be made via eCheck, credit card (AMEX/VISA/MasterCard), personal check, & certified funds.
- Checks may only be used where there is enough time for the check to clear.
- If you would like to pay the full amount with a credit card (MasterCard/Visa/American Express) there may be a maximum transaction amount. Please be prepared to provide an additional form of payment.
If less than 60 days prior to arrival:
- 100% of your payment will be required immediately.
- You can pay by a credit card (MasterCard/Visa/American Express). E-Checks or certified checks may only be used if the payment can clear before your arrival.
- You will not be allowed into a rental if you have not paid in full by the date of arrival.
- Reservations booked online with a credit card have been authorized to be used to pay for your rental, and any damages or fees incurred.
- The Vacation Rental Damage program has been added in lieu of a $3000 Security Deposit.
Cancellation Policy:
- Cancellations received 30 days prior to arrival will receive a refund less a $200.00 cancellation Fee.
- The Processing Fee, Damage program or travel insurance is non-refundable.
- NO cancellations made 30 days prior to arrival. No Refunds will be given.
- No refunds for early departures from properties.
Travel insurance:
- We (P.P.M.LLC.), strongly suggests purchasing an insurance policy to protect your vacation investment.
- We offer a travel insurance/trip interruption plan to help in unexpected disruptions to your plans.
- We do not offer any refunds due to weather or medical issues.
- Plans must be purchased prior to a named storm.
- A claim against the plan is the only recourse should an interruption caused by a hurricane occur.
Advanced Deposits:
- Booking deposits, security deposits, and any utility deposits will be placed in an interest-bearing account at Capital Bank.
- Interest accrued during this time will belong to Preferred Properties Managment, LLC.
Guests are asked to maintain the property in the condition it was found.

Utility Deposit *WATER/ELECTRIC CAPS:
- All monthly rental guests agree to pay the electric over $100.00 per month and water over $35.00 per month.
- For stays longer than 28 days, the guest will be required to provide a utility deposit of $500 due 60 days prior to arrival. This deposit will be used before charging the guest with any additional utility charges.
- The analysis of the utility accounts will be based on a daily prorated amount of the utility bill.
- Any bill which coincides/overlaps with the guest reservation will be used. There will be a reasonable effort to allocate the expenses appropriately.
- Once the final electric/water bills are submitted to Preferred Properties the difference of the $500.00 water/electric deposit will be returned in the form of a check within 45 days of receiving the final electric/water bills.
Advanced Deposits:
- Booking deposits, security deposits, and any utility deposits will be placed in an interest-bearing account at Capital Bank.
- Interest accrued during this time will belong to Preferred Properties Managment, LLC.

Damage waiver and Security Deposit Requirements:
Guests are responsible for any damage to the property or to any of the contents of the property during their stay. If guests observe anything damaged upon arrival, they should immediately alert Preferred Properties. Failure to notify Preferred Properties may result in the repair/replacement of the item being the guest's responsibility.
We have two options a guest may choose prior to their arrival to accommodate damages that could occur during their stay.
All guests must choose between a $5000 refundable security deposit or a $100 Non-Refundable Damage Protection Program. As most guests choose the Damage program, we added this to your booking instead of the security deposit. Please let us know if you would prefer to provide us with the $5000 security deposit. Many of the partner booking sites we used to market and book our properties do not have the ability to present this option. In these situations, we may be requesting which option a guest prefers after their initial payment. In these situations, we will have to charge the guest the additional fee after they notify us which option they have taken.
Security Deposit
Guests choosing to opt for the security deposit will be required to send Preferred Properties a check for $5000.00 prior to arrival. This check will be deposited in an interest-bearing account in which the interest will be the property of Preferred Properties.
Preferred Properties will refund this deposit, in the form of a check, within 45 days after check-out. The check will refund the full amount (minus any damages). This payment is due 60 days prior to arrival. This covers any intentional damage, excess unintentional damage, or excess cleaning charges during your reservation.
Damage Protection Program
Accidents happen! A Vacation Rental Damage Program has been included with your reservations. This Vacation Rentals Damage program covers unintentional damages to the rental unit that occur during your stay, provided they are disclosed to management prior to checkout. The program covers up to $5000.00. Any intentional damages exceeding $5000.00 will be charged to the guest. Certain terms and conditions apply. This non-refundable fee may not be used toward any part of the rental fees due.
It is collected specifically to cover any accidental damage occurring to the occupied Premises. If the damages are intentional or exceed the covered amount the guest will be charged and agrees to pay for any damages or charges that have occurred during their stay.
