Frequently Asked Questions (FAQ)

Answers to some of the questions you may have.

(Q) Why do some homes allow a reservation of a few days while others require a week or a month?

(A) A property must have a transient license in order to legally be rented for anything less than 28 days.  There are only a limited number of these licenses in Key West and they remain with the property.  A home renting for a week as the stated minimum length of stay may be because of a property’s Home Owner’s Association or it may just be the owner’s preference.

All of the other vacation rental properties must be rented for 28 days or more.   NOTE: For properties stating a minimum length of stay, it should be noted that the rental agreement the renter sign is inclusive of the entire duration of the rental agreement.  No refunds will be given if the property is vacated early. The property is reserved for the guest for the duration of the booking.

Trip Interruption is a part of a travel insurance policy which can be purchased at an additional 7.65% of the booking total to cover any early departures necessary for medical or weather-related reasons.  This policy will be between the insurance company and the guest.  In these situations, we will work with both parties to provide the necessary information in order to file a claim against the policy.  No additional refunds will be provided by Preferred Properties.

(Q) What is the cancellation policy?

(A) There is a $200 cancellation fee! This is true for any reservation.

Reservations lasting 28 days or longer: After the $200 cancellation fee, we will refund the remainder of any booking deposit paid unless the cancellation occurs within 90 days of the reservation's arrival (check-in) date.  Any reservations canceled within 90 days of the reservation's arrival (check-in) date will forfeit the entire booking amount paid.  All security deposits (if paid) and utility deposits (if paid) will be refunded in their entirety upon cancellation.

Reservations lasting less than 28 days: After the $200 cancellation fee, we will refund the remainder of any booking deposit paid unless the cancellation occurs within 60 days of the reservation's arrival (check-in) date.  Any reservations canceled within 60 days of the reservation's arrival (check-in) date will forfeit the entire booking amount paid.  All security deposits (if paid) and pool heat fees (if paid) will be refunded in their entirety upon cancellation.

Trip cancelation may be included as part of a travel insurance policy which can be purchased at an additional 7.65% of the booking total to cover any early departures necessary for medical or weather-related reasons.  This policy will be between the insurance company and the guest.  In these situations, we will work with both parties to provide the necessary information in order to file a claim against the policy.  No additional refunds will be provided by Preferred Properties.
